A preventative maintenance membership for business properties that helps keep premises operational, presentable and maintained — without managing a different contractor for every problem.
Final monthly fee is confirmed after the initial property assessment and agreed scope.
What it is
TBG Business Care gives business owners and property managers a structured way to inspect, record and deal with building maintenance before small defects disrupt staff, customers, tenants or day-to-day operations.
Quarterly property inspections
The standard Business Care cycle is four scheduled inspections per year. Specialist inspections, certification and destructive testing are outside the standard plan.
Visible roof defects, waterproofing, flashing and leak risks.
Gutters, downpipes, drainage routes and obvious blockages or failures.
Exterior and accessible interior walls, cracks, plaster and moisture-related deterioration.
Visible damp, staining, mould indicators and water-entry warning signs.
Accessible frames, seals, closing problems and obvious water-entry points.
Visible leaks, taps, sanitary areas and obvious maintenance concerns.
Peeling, flaking, failed coatings and areas requiring planned repainting.
Visible settlement, trip hazards, damaged paving and surface deterioration.
Visible cracks, loose plaster, coating failure and general condition.
Visible property-maintenance concerns that should be escalated to the correct specialist where required.
What membership includes
The plan is designed to give the business predictable oversight and a reliable first call for property maintenance.
Four scheduled Business Property Health inspections each membership year.
Clear findings, photos, condition ratings, recommendations and business-impact priorities.
Up to 2 hours of scheduled minor maintenance labour per quarter. Materials are excluded.
Maintenance concerns are attended to as soon as reasonably possible, subject to availability, safety and access.
Approved additional repairs and maintenance receive member pricing where applicable.
One point of contact plus a practical record of inspections, reports and completed maintenance.
Business Property Health Report
Findings use simple ratings so maintenance decisions are easier to communicate internally.
How it works
We assess the property first so the monthly fee and service scope match the actual premises rather than forcing every business into the same package.

We visit the premises for the free initial property assessment.
You receive the proposed scope, inspection cycle and monthly price.
Approve the Business Care agreement and recurring payment arrangement.
We inspect quarterly, report, complete included minor maintenance and quote larger work.
Important plan conditions
These boundaries keep the plan commercially sustainable and transparent.
Materials and replacement components are charged separately unless specifically included in a written proposal.
Major repairs, replacements, projects, electrical certification, specialist plumbing, engineering and statutory compliance work are quoted separately.
Up to 2 hours per quarter applies to approved minor maintenance during a scheduled visit. Unused hours do not automatically accumulate unless the final agreement specifically says otherwise.
